Activity in Oyster’s secondary market has lifted materially in recent months. We’ve recorded the highest volume of resale transactions in some time, alongside a clear increase in investor enquiries from both buyers and sellers.


This is occurring as commercial property conditions become more stable and predictable than they have been in recent years - particularly relative to ongoing volatility across the broader economic environment. 


Improving cash distributions and a more stable interest-rate backdrop are also supporting investor confidence in income-focused commercial property.


From our conversations with investors, the themes are consistent: buyers are prioritising reliable income, transparency and an established track record - and the secondary market provides a practical pathway into established funds that are already operating.


If you’re new to secondary market resales, we’ve outlined how Oyster’s secondary market works and how we support both buyers and sellers through each step.

What is Oyster’s secondary market?

Our secondary market provides a resale process managed by Oyster, allowing new investors to purchase interests in established Oyster funds from existing investors who are selling their interests.


For buyers, it can provide access to funds with established track records that are generating monthly income - without needing to wait for new offers or fund reopenings.


For sellers, it provides them with a liquidity option (providing there is a willing buyer for their interests, at their desired price).


How does Oyster facilitate the resale process?


For sellers: When an investor lets us know they wish to sell units or parcels in an existing Oyster investment, our team supports the investor to determine a well-informed asking price and then works to identify a buyer through Oyster’s established investor network.


For buyers: Our team will discuss the type of investment you are looking for, the amount you wish to invest, and your investment objectives and parameters (including timeframes). We then work to match you with suitable resale opportunities as they become available.

Once a buyer and seller have been matched, Oyster coordinates the process through to completion, including term agreement, documentation and settlement.


How is pricing set?

Sellers set the asking price, supported by information provided by Oyster, including a summary of the fund’s recent performance and distributions, as well as comparable resale evidence (where available).


Sector and wider economic conditions - alongside investor demand at the time - can also influence pricing, and our team can provide insights on the current resale environment to support your decision-making.


How long does it take?

Timeframes can vary depending on the units or parcels on offer, the asking price and buyer demand at the time (as well as wider market conditions). Our team will keep you well informed throughout the process so you know what to expect.


Are there any fees?

On the successful sale of the interest, Oyster charges a transaction fee of 2% on the sale price + GST.
